Real Estate Wholesaling Tips on Flipping Homes

Flip This House Video

Video shows how to Flip This House as an investor. Real estate investing has many different exit strategies. One of the most common strategies for beginners who are flipping houses it to wholesale houses by getting a property under contract and then assign the house for profit or double close. The one thing that is very important to understand and a real estate investor is that the market is always changing. when the market changes, you too must change or you will be left behind. Todays video episode is showing how the market shifted and I had to shift with it. Watch closely as I Flip This House and wholesale it unconventionally.

So as you have seen, there is more than one way to flip a house. However, it is also important to look at each deal and determine if it makes a better wholesale deal, a better fix and flip or if it will fit well in your Retire Rich Real Estate Bucket. The Cash Buyer who bought this property fixed up this house to a nice remodeled rental property. He probably had about $30K in Equity by fixing up the home and the rental rate should provide him with roughly $400 per month in cash flow. Flipping HUD Houses Before and After

Have you ever flipped a HUD house before? One of the best things about buying and flipping HUD houses is that you don’t have spend any marketing to find these deals. These houses are available for free online, if you just know where to look. A lot of new real estate investors really like to see pictures of successful projects. What did the property look like before, and what did the house look like after when it was time to put it back on the market and sell it?

We recently bought one of these houses and flipped it for profit. In the video below, I wanted to walk you through the inside of this house. One of the reasons that we got such a good deal on this property is because the previous owner “stole” the kitchen out of the house before he lost it to foreclosure. I don’t mean just the cabinets, he took the faucet, the sink, AND the appliances. Because it had no kitchen, this house didn’t qualify for convention funding. That makes it an investor special! Take a look at these house flipping before and after pictures.

So now you have seen how we got this place, and why HUD houses can be a really good source of deals. You got to take a look at the improvements and updates that we did to increase the value of this home so that it could be put back on the market for sale. It was a fun house flip. How To Wholesale Your First House

For many real estate investors, the hardest thing about getting started … is getting started. Fear seems to strangle beginners and eventually talks them into the notion that they could never be successful. The good news is that you can accomplish whatever you put your mind to. There is no get rich quick button in real estate. It does require real work and action steps, but I have found that it is worth the effort!

I first got started investing in real estate over 20 years ago. Like many others I sat on the sidelines for several years, acquired lots of information, but never took action.

Then one day, I got sick and tired of being “Sick and Tired”, living paycheck to paycheck, and not know how I could ever improve my situation. I started taking action steps, and decided to go out and find my first deal.
