If there is one thing I know about Flipping Houses, it is the art of finding properties at BIG Discounts! Believe me, when you know how to find houses with Five Figure Equity spreads or BIGGER, it can change your life, overnight!  This is one of the biggest struggles that real estate investors have, maybe yourself included.  If you are simply putting ads on craigslist and maybe a bandit sign here or there, it is not very likely that you have ever done a deal.  This is not what I recommend for our coaching students.

There are many laser targeted ways to get in front of motivated sellers who are in a position to sell you houses at a BIG Discount.  Let me share one of my favorites with you.

The Money Is In The DEAL

One of the things that I struggled with when I first got started was how to find deals that I could make money on.  I had investors all around me that were making Huge Profits on quick flips, and I could never figure out how they would able to get to those deals!  Conventional wisdom would tell you to just call a real estate agent and have them send you some MLS listings that you could make low ball offers on.  Although that is possible to do, however that strategy has a very low conversion rate.  Why?  Because every real estate investor and their brother is using that same approach.  What that means is there is almost always someone with more money who is willing to outbid you.

How can you possibly make money trying to find deals this way? The day that I started Making Money in Real Estate, is the day that I started looking for deals, where no one else was looking.  This way, when I would find a new property, I was the only investor who was making an offer on it!  Here is a recent HUD Foreclosure that I bought Cheap!

When investors think about looking for Foreclosures to buy at big discounts, they often times over look HUD Foreclosures.  Why?  Most real estate agents aren’t HUD Registered Agents, so they dont know how to make offers on them for their clients.  In most cases, the commission that real estate agents make on a HUD sale is SIGNIFICANTLY lower than a typical MLS sale.  Let me ask you a question … If a real estate agent could show you a property where they would make $4,000 in commission , or a HUD Foreclosure where they would only make $500-$1000 …. which property are they more likely to show you?

The fastest way to wealth as a real estate investor is to find properties at Big Discounts.  The bigger the discount, the more money you can make!  Take a look at the HUD Foreclosure below.  We bought this property almost $20,000 less than asking price.  We knew that the only people who would qualify to buy this house was investors.   Want to know how we knew that so you can use this same strategy?

The best part is that these properties are usually very solid structures, and they just need some easy Cosmetic Fix Ups!  The house above only needed carpet, paint and some very minor tlc inside.  The easy fixes were complete in a little over a week!  How many properties would you like to buy with that kind of spread?
